My wife and I own our flat under joint tenancy. Can other beneficiaries request for the property to be sold and distributed according to faraid?
If your flat is owned under joint tenancy, upon your demise, your interest in the property will automatically pass on to the remaining co-owner (i.e., your wife).
The property would then be fully owned by your wife and is part of her assets. Your other beneficiaries cannot lay claim to any share of the flat as part of your estate.
